What fees will you have to pay if you rent a property with us?

This page helps to explain the fees & charges we charge should you choose to rent a property with us, before, during and after you sign your agreement.

We will always try to accommodate any new landlords with a fee that suits their requirements and also offer reduced rates for landlords with larger portfolios, so please feel free to contact a member of our team to see how we can help you.

Credit & Reference checks: Most of our Landlords ask us to conduct a credit & reference check on every adult that resides in a property and we outsource this to an affiliated credit & reference agency who will ensure that you are covered with any insurances that may be required during a tenancy. (This is charged to the tenant and is a non-refundable fee).

All of these services come with our NO LET/NO FEE service with credit & reference checks and deposit protection service as standard as well as additional benefits dependent on which service is suitable for you. 

Additional costs that you may need to pay:

Gas Safety Certificate required annually from £55.00,
EPC (valid for 10 years) £75.00,
Legionella Risk Assessment: from £50.00.

ASmiths Estate & Letting Agents are members of The Property Ombudsman which provides a free, fair and independent service for dealing with unresolved disputes between sales and letting agents who have joined the TPO and consumers who are actual or potential buyers or sellers or landlords or tenants of residential property in the UK. The Ombudsman is a member of the Ombudsman Association and follows the standards and rules of the Association. The Ombudsman is totally independent of agents and reports directly to the TPO Council which has a majority of non-industry members.

We hold all deposits in the Deposit Protection Service which as part of the Housing Act 2004 the Government introduced tenancy deposit protection for all assured shorthold tenancies (ASTs) in England and Wales where a deposit is taken. From April 6th 2007, all deposits paid under an AST should have been protected within 14 calendar days of receipt by the landlord. From 6th April 2012, deposits for all assured shorthold tenancies (ASTs) in England and Wales must now be protected within 30 calendar days of receipt by the landlord, this change is as a result of the Localism Bill 2011.

As an additional part of our services all tenant rental payments are entered into a Landlords client money account which is separate from our business trading account to ensure that all of your money is safe.
