Do you need to report an issue?

All tenants are advised to report any disrepair or poor condition as soon as possible. We will then contact the Landlord and advise them of any outstanding issues.

For all other out of hours issues please complete the maintenance issues report form and the lettings team will contact you as soon as possible.

All maintenance issues and required repairs now have to be reported to us in writing. This is in line with the new complaints procedure which came into force on the 1st October 2015 and allows us to keep a written account of your complaint on file.

Where there is an issue of an urgent nature such as boiler breakdown, no electricity or water leak we would still expect you to call us and report the issue, but we will now also require you to follow up the call with an email or letter to the office outlining the issue.

If you instruct a contractor and pay for the work yourself, we cannot guarantee that the landlord will reimburse you as they have not agreed for the work to commence.


There are several ways to report repairs to Asmiths Estate & Letting Agents:

  • By Email –
  • Via the Tenant Portal – (You will be issued with a username and a temporary password to your tenant portal. Your unique Tenant Portal remains accessible to you for the duration of your tenancy. Use it to report maintenance requests when it suits you, download documents, check tenancy dates and more.)
  • In Writing – Asmiths Estate & Letting Agents, Creaton Cottage, Freer Street, Attleborough, Nuneaton, CV11 4PR
  • In Person – by visiting our office during office hours (9.00-5.30pm Monday to Friday) Please not that we will require you to complete a maintenance form and sign it if you visit the office.
  • During an Inspection – A member of the lettings team will visit your property quarterly and will note any problems you have within the property as well as the property condition.

All repairs and maintenance issues will aim to be resolved as per the timescales outlined in your tenants factsheet.

Please note: If an appointment is made, where access is required by a tradesperson and you fail to attend or cancel an appointment no less than 2 hours before the agreed time, then a fee of £25.00 will become payable to ASmiths Estate & Letting Agents for non-attendance/failure to appoint.
